Guest Services - Terms and Conditions

Welcome to our Terms and Conditions of all of our rentals. This is important and affects your legal rights and obligations, so please read them and other terms referenced in this document carefully. Each guest must affirm via electronically or verbally agreement to these Terms & Conditions and becomes legal binding at the point the reservation is secured by payment. Booking through a 3rd party does not waive SkyRun’s rights under these Terms & Conditions.


By submitting this reservation, you are agreeing to the following terms and conditions.

Check-in and Check-out times: Normal Check-in time is 4pm, Check-out is 10am (or noon if staying in a platinum-rated property). SkyRun is authorized to charge you $50/hr and to remove your items to our check in center and charge you for an extra night if you stay past check out time unless arrangements for late checkout are confirmed.

Age and Occupancy Restrictions: You MUST be at least 25 years old to rent a condo from SkyRun. You will need to present a valid ID when you check in or you will be refused access to your condo. MAXIMUM OCCUPANCY at ANY TIME is equal to the number of people that is advertised as being able to sleep in beds in the condo. NO people beyond that number are allowed at ANY TIME. NO HOUSE PARTIES ALLOWED.

Insurance: If you have purchased travel insurance along with your reservation you have a policy from PAC7 Insurance Agency through the RentalGuardian.com integrated platform. Documents and important phone numbers will be emailed to you once purchased, and details are available at http://skyrunvacation.rentalguardian.com/available-products.html. If you have to cancel or delay or cut short your reservation for a covered reason, you will report the claim to the insurance company directly and you will recover the cost of your rental from them. Guest may call the customer care number on their coverage documents with any questions about the policy and coverage.

Cancellation Policy: All cancellations must be in writing via email to destin@skyrun.comor the booking site in which you booked through. Except as provided by Insurance or special billing terms, cancellations received 60 days or more will receive a 100% refund. Cancellations within 30 - 59 days results in the forfeiture of 50% of your entire rent. Cancellations made 30 days or less will result in the forfeiture of the entire rent. There is no cancellation for any reason including weather, travel delays or lack of snow. HOWEVER: If SkyRun can re-rent your unit, and you cancel within 30 days, your rent will be refunded to the extent that SkyRun is able to rent your room up to the full rent. All times are in Central Time Zone.

Use of Specific Property Booked: You have booked a specific property. However, on extremely rare occasions, the specific property you booked may not be available due to circumstances beyond our control such as maintenance problems with the property booked, or a change of ownership or management of the property since you booked. In the event that the property you booked is not available, SkyRun will attempt to place you into a similar or better property at the same price or offer you another property at a lower rate. If the replacement property offered is not acceptable to you for any reason, SkyRun will cancel your reservation and refund your total amount paid. SkyRun does not guarantee that a suitable property will be able to be found. If the property you have rented becomes uncopiable during your stay (heat or refrigerator breaks for example), SkyRun will also make our best effort to find you a similar or better place to move to and if unable to do so, refund the portion of your rent unused.

Housekeeping: SkyRun units are SELF CATERING at no extra charge. That means that the unit will be clean prior to your arrival which includes fresh linen and towels. The unit will also be cleaned and inspected after you leave. During your stay, YOU are responsible for any cleaning including taking out the trash and washing the linens that SkyRun provides if you choose to wash them. If you want additional towels or linens, Mid-stay cleans may be purchased for a separate charge that provide fresh towels, linens, trash take-out, dishwasher loading and light clean/vacuum. Excess mess or pet hair (for pet friendly homes) will result in an extra charge to your credit card.

Rules: There is no smoking and no pets unless specifically stated in each properties details. You must follow the rules of the building you are in including noise, parking and common area use. Failure to comply with any rule listed here means an automatic $500 minimum charge to your credit card for cleaning ($1,000 for a house party, see below).

IF A DOG-FRIENDLY PROPERTY
In most of our properties, pets are not permitted. Small dogs may be considered based on the advertised policy of individual property. Type/breed of dog, number of dog(s), and a description and photo of dog(s) must be provided. There will be a Pet Fee added to your reservation at the following fee structure. There is a minimum charge of $150 regardless of length of stay. Each pet will be charged at a rate of $150 per pet, per week. There is a maximum charge of $300 regardless of the length of stay. For homes where dogs/pets are not permitted, if evidence of a dog/pet is found in the property or on the premises, tenant and tenant guests will be asked to vacate immediately with no refund of rental costs and may be charged a deep clean fee to the account on file.

ADDITIONAL DOG RULES (IF DOG-FRIENDLY):
The permission granted herein shall be described below:
Guest hereby agrees to comply with the following:
*Allowed: (1) Dog - 40 Lbs. and under. No cats are permitted.
*Any extra cleaning or damage done by pets will be deducted from the tenant's account. All dogs must comply with the following specifications (documentation from an accredited veterinarian must be provided by Guest upon request):
*Must be up-to-date on rabies vaccinations and all other vaccinations.
*Dog must be leashed at all times when not inside the unit.
*Guest is responsible for cleaning up any/all pet refuse in the outdoor areas and certainly indoors.
*Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
*Dogs are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. Any extermination having to be done after departure will be deducted from the tenant's account.
*Dog must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from the tenant's account.
*Tenant should prevent pets from producing excessive noise at a level that disturbs neighbors. Excessive noise that creates a disturbance to others will result in the tenant being asked to vacate the property with no refund.
*Dog will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on the balcony, patio, porch, or pool. Pet is to be crated in the unit/home while the tenant is out of unit/home and not with the dog.
* Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.


Damage: Your rental INCLUDES an accidental damage waiver fee that will cover accidental damages up to a maximum of $1,500. Therefore, the cost to repair any ACCIDENTAL damage to the rented property including any missing or broken items up to a maximum of $1,500 will be covered at NO CHARGE. In order for this to be covered the damage MUST be reported upon your departure in writing to SkyRun Property Manager. Any damage we deem to be purposeful or negligent or damage not reported will charged to your credit card. Please report any damage that you notice when you check-in to avoid getting charged for damage you didn't create.

Parties: NO HOUSE PARTIES ALLOWED. If there is a party in this condo (as evidenced by a noise complaint and/or calling of security or by large amounts of trash and destruction) you WILL BE CHARGED for complete clean-up and replacement for damaged items. This will be AT A MINIMUM $1,000. A party completely voids the damage waiver. If you intend to come and party, rent somewhere else. SkyRun is SERIOUS about protecting our properties so they will be perfect for our owners and responsible guests.

Warranties: Equipment - From time to time, equipment in the units (utilities, TV's, appliances) and in the resort/buildings (pools, hot tubs, etc.) are out of service. In such a case, notify SkyRun immediately and SkyRun will do everything within our power to correct the situation, including making another property available for your use. However, this may not be possible and is not cause for a full or partial refund. Weather - Obviously we can't control the weather. SkyRun will not refund you for any weather-related issues including but not limited to rain, lack of sun, crowded beaches, or threat of bad weather.

Limitation of Liability: SkyRun assumes no liability for your stay with us or the activities that you take part in while here. The limit of SkyRun's liability is the total amount of compensation we have received for your condo rental.

DENYLIST: Guest who are currently listed on SkyRun's denylist are subject to immediate cancellation of their reservation. In the event of cancellation the denylisted guest may be entitled to a refund of lodging less certain booking and processing costs.
